El 74% de los compradores de vivienda se hipotecan en 2021 y representa cinco puntos menos que antes

Desciende el porcentaje de compradores que se hipotecan. En 2021, el 74% de los que quieren adquirir una vivienda solicitan financiación, una cifra que supone cinco puntos menos que el 79% que se registraba en febrero de 2020, justo antes de la pandemia.

El panorama general del mercado de compraventa de vivienda en España indica que un 12% de los particulares mayores de 18 años ha comprado o buscado una vivienda en propiedad en 2021. Y que el 3% terminó efectivamente adquiriendo un inmueble. Tres de cada cuatro de estos compradores financiaron la operación mediante alguna hipoteca.

Hacer un desembolso de la magnitud que supone la compra de un inmueble es complicado y por eso hay una serie de acciones previas para garantizar la solvencia financiera de la operación. Una de las opciones es la venta de una vivienda que el comprador ya tuviera en propiedad. Un 6% de los compradores optó por este camino y no recurrió al crédito bancario. Pero, además, un 20 % de los compradores que se hipotecan, vendieron una vivienda para financiar la operación. Es un porcentaje idéntico al del año 2020.

Además del coste en sí del inmueble, hay que hacer frente a una serie de gastos iniciales como, por ejemplo, la entrada, los impuestos o el notario. Representa un 62 % de los compradores que necesitó financiación externa: el 46 % solo recurrió a la financiación bancaria y el 17 % también fue ayudado por sus familiares.

The overall picture of the home buying and selling market in Spain indicates that 12% of individuals over the age of 18 bought or sought home ownership in 2021. And that 3% actually ended up buying a property. Three out of four of these buyers financed the transaction through a mortgage.

Making an outlay of the magnitude involved in the purchase of a property is complicated and for this reason there are a series of prior actions to guarantee the financial solvency of the operation. One of the options is the sale of a home that the buyer already owns. Six per cent of buyers opted for this option and did not resort to bank loans. But, in addition, 20% of buyers who took out a mortgage sold a home to finance the operation. This is the same percentage as in 2020.

In addition to the cost of the property itself, there are a number of initial expenses to be met, such as the down payment, taxes and notary fees. This represents 62% of buyers who needed external financing: 46% used only bank financing and 17% were also helped by family members.
