Living in Amarilla Golf: Coastal Tranquility with a Golf View

Amarilla Golf is a peaceful and well-established residential area in the municipality of San Miguel de Abona, located along the southern coastline of Tenerife. Built around an 18-hole golf course and facing the Atlantic Ocean, this low-rise neighborhood combines relaxed coastal living with green surroundings and a strong sense of community. Just a few minutes from the marina and close to the airport, Amarilla Golf is an appealing option for retirees, second-home buyers, and anyone looking for calm by the sea — without the intensity of the main tourist hubs.

Property prices in Amarilla Golf are generally more affordable than in areas like Costa Adeje or La Caleta. One-bedroom apartments typically start at around €160,000, while two-bedroom units range from €190,000 to €250,000. Golf-view townhouses and duplexes can sell for €280,000 to €400,000, depending on size and condition. Detached villas with private pools and views of the sea or course may go from €450,000 to over €800,000. While prices have risen in recent years, Amarilla Golf still offers good value in the mid-range market.

IBI is moderate — usually between €250 and €600 per year depending on the property — and community fees vary from €60 to €150 per month. Most complexes offer shared pools, gardens, and parking. Some are gated with on-site administration or holiday letting services, while others are quiet and fully residential.

Housing in Amarilla Golf includes apartments, bungalows, townhouses, and villas. Popular complexes like Fairways Club, Sun Bay Villas, Ocean Ridge, and Green Park offer sea or golf views, pools, and walking access to the course or the marina. Most buildings are no more than two or three floors, keeping the area visually open and low-density. Many homes have large terraces or rooftop solariums, ideal for enjoying the sun and scenery.

Life here is relaxed and outdoor-oriented. The nearby San Miguel Marina offers sailing, diving, and waterfront dining. There are a few local shops, bars, and restaurants within walking distance, and larger supermarkets and services can be found in nearby Golf del Sur or Las Chafiras. The South Airport is just 10 minutes away, and El Médano or Los Cristianos can be reached in under 20 minutes.

The weather in Amarilla Golf is excellent year-round. The area enjoys a warm, dry microclimate with average summer highs around 28–30°C and mild winters near 22–24°C. Gentle sea breezes and low humidity make it ideal for golfing, walking, or enjoying the terrace no matter the season.

The population is mostly international, with a strong presence of residents from the UK, Ireland, Germany, Belgium, and Scandinavia. Many live here permanently or spend several months each year. English is widely spoken, and the area has a calm, neighborly atmosphere with fewer short-term tourist crowds compared to busier southern zones.

In conclusion, Amarilla Golf offers an easygoing lifestyle beside the sea, with green surroundings, good property value, and a stable international community. Whether you’re looking for a quiet retirement spot, a second home, or a golf-side base under the sun, this charming enclave remains one of the most relaxed places to live in Tenerife South.
