Living in Buzanada: A Quiet Village Just Minutes from the Coast

Buzanada is a tranquil inland village located in the municipality of Arona, just a 10-minute drive from the beaches and activity of Los Cristianos and Playa de las Américas. Positioned slightly inland and elevated, the village offers peaceful residential living while remaining highly connected to all the major services and attractions of Tenerife South. Buzanada is especially popular with families, local residents, and international buyers seeking more space, local life, and affordable property.

Property prices in Buzanada are considerably more accessible than those in coastal areas. One-bedroom apartments can start from €110,000 to €130,000, with two-bedroom apartments ranging from €140,000 to €190,000. Townhouses and village houses with terraces or gardens typically fall between €200,000 and €300,000. Detached homes or fincas with more land or panoramic views can range from €300,000 to €450,000, making it attractive for those looking for privacy and long-term potential.

IBI in Buzanada is low to moderate — generally between €180 and €400 per year. Most homes are individual or part of small communities, so community fees are often non-existent or remain under €60 per month. The low ownership costs are part of what makes Buzanada an appealing choice for permanent residents.

The housing stock is varied. You’ll find traditional Canarian village homes alongside newer low-rise apartment buildings and private houses with courtyards or rooftop terraces. Many properties enjoy mountain or partial sea views thanks to the area’s elevation. The streets are quiet, and traffic is minimal, creating a safe and relaxed environment for daily life.

Life in Buzanada is calm but convenient. The village offers essential services: supermarkets, local shops, cafés, restaurants, schools, and a medical center. Everything is walkable, and for anything more — larger shops, entertainment, or coastal activities — residents can drive to Los Cristianos, Las Chafiras, or Guaza in under 10 minutes. The TF-1 motorway is close by, giving quick access to the rest of the island and the airport.

The climate is warm year-round with slightly fresher evenings than in the coastal resorts. Average temperatures range from 19–23°C in winter and 26–30°C in summer. The village enjoys long days of sunshine but is spared the heavy humidity of the lower coastal zones — perfect for those who enjoy living outdoors or gardening.

Buzanada’s population is a mix of local Canarian families and foreign residents, particularly from Germany, Italy, the UK, and Belgium. The vibe is friendly and authentic, with less tourism than in coastal towns. It’s especially appealing to those who want to integrate into a residential community while still being close to international schools, medical services, and leisure options.

In summary, Buzanada offers affordable and practical living in the heart of Tenerife South. With its peaceful atmosphere, excellent connections, and real sense of community, it’s a smart choice for buyers looking to escape the noise without giving up convenience or sun.
