Cabo Blanco is a residential town located just above Los Cristianos, in the municipality of Arona. Known more for its practicality than its postcard charm, Cabo Blanco offers a solid base for full-time residents who value accessibility, space, and local infrastructure. While it’s not a tourist destination, its strategic position, low property prices, and abundance of services have made it a popular choice among working families, locals, and international residents who live on the island year-round.


Property in Cabo Blanco remains affordable. A one-bedroom apartment typically starts from €100,000 to €120,000, while two-bedroom flats can be found between €130,000 and €160,000. Larger three-bedroom apartments, townhouses, or duplexes range from €170,000 to €220,000. Villas or detached homes are rare but occasionally come on the market between €250,000 and €350,000. Buyers here are mostly end users looking for primary homes rather than investors, which helps keep the market stable and grounded in real demand.


IBI is generally low, with most properties paying between €150 and €300 per year. Community fees are moderate — usually €30 to €60 per month — depending on the building’s age and shared services. Most properties in Cabo Blanco are simple and functional, so there are few extra costs to manage. The town is made for everyday life rather than luxury, which makes it an attractive option for those who want to live affordably in the south.


The housing stock is dominated by apartment blocks and terraced homes, many built in the last 20 to 30 years. Some newer developments have secure parking or small communal areas, but most buildings are straightforward, with practical layouts and balconies or rooftop access. Cabo Blanco is built on a gentle slope, so many properties enjoy partial sea or mountain views. Parking is usually available, and the streets are wide and well connected, especially for commuting or running errands.


Living in Cabo Blanco means having everything you need within reach. There are supermarkets, cafés, hardware stores, medical clinics, and one of the best-known international schools in South Tenerife — Wingate School — making it particularly attractive for families. Public buses connect the town with Los Cristianos, Las Américas, and the north, while the TF-1 motorway is just a few minutes away by car. The beaches of the south are accessible in under 10 minutes, making it easy to enjoy the coast without living in the middle of the tourist zones.


The climate is dry and sunny most of the year, with warm temperatures and little rainfall. Summer days average 28–32°C, while winters are mild, around 20–24°C. The elevation gives Cabo Blanco slightly cooler nights and pleasant breezes, especially in comparison to the hot coastal strip. Outdoor living is easy, and many residents use rooftops or terraces to enjoy the views and good weather.


The population is diverse and mostly residential. You’ll find a mix of Canarian families, Spanish mainlanders, and international residents — particularly from Italy, the UK, and Eastern Europe. Cabo Blanco has a working-town feel, with a sense of routine and stability rather than tourism or nightlife. Spanish is the dominant language in public life, but many residents speak English or other European languages, especially around the school and international businesses.


In conclusion, Cabo Blanco is a no-nonsense residential hub that offers good value, strong infrastructure, and excellent connectivity to the rest of South Tenerife. It’s not fancy or picturesque, but for buyers who want space, services, and affordability close to the coast, it’s one of the most practical and livable options in the area.
