True to its name, the "Coast of Silence" offers a calm, easygoing lifestyle just a short drive from the more touristic zones of Los Cristianos and Playa de las Américas.

It has long attracted retirees, seasonal visitors, and residents seeking an affordable base by the sea. With a mix of traditional apartments, bungalows, and compact villas, Costa del Silencio is not flashy, but it’s practical, welcoming, and offers good value for money – making it a solid option for anyone who wants to live near the ocean without overspending.


The property market in Costa del Silencio is one of the most accessible in southern Tenerife. Studio and one-bedroom apartments often start around €110,000 to €150,000, while two-bedroom units usually range between €160,000 and €230,000. Bungalows and terraced houses are popular in complexes like Coral Mar, Primavera, Chayofita, and Balcon del Mar, with prices ranging from €250,000 to €400,000 depending on size, views, and condition. Detached villas are rare but can be found closer to the neighboring area of Las Galletas. For many buyers, Costa del Silencio represents a good entry point into the Tenerife market – especially for those prioritizing functionality and calm over luxury.

While there is no large beach in Costa del Silencio itself, the town borders Las Galletas, where you'll find a proper beach and a marina within walking distance. On a day-to-day level, residents enjoy nearby grocery stores, cafés, pharmacies, and a local health center – all within a compact, flat, and walkable area. For larger needs, Los Cristianos and the south airport are just a 15-minute drive away.


The climate in Costa del Silencio is consistent and pleasant all year. Located in Tenerife’s sunny south, it benefits from warm temperatures ranging from 21°C in winter to 28°C in summer, with minimal rainfall. Thanks to its relatively sheltered location, the area enjoys calm weather with light breezes and almost no days of excessive wind. This makes it ideal for year-round outdoor living – whether that’s relaxing on your terrace, gardening, walking by the sea, or enjoying a morning coffee in one of the local plazas.


The community in Costa del Silencio is highly international. You’ll find long-time residents from Belgium, France, Germany, the UK, and Italy, as well as a growing number of retirees and remote workers. The area also has a strong Latin American presence, giving it a multicultural, multilingual character. English is commonly spoken in shops and restaurants, and Spanish is used for public services. Most people come here for the calm and affordability, so the vibe is laid-back, with many neighbours on a first-name basis. It’s not a place for nightlife or luxury, but it does offer a welcoming environment for those looking to live simply, safely, and peacefully by the coast.


In conclusion, Costa del Silencio is a smart choice for buyers looking for an affordable, low-maintenance lifestyle near the ocean. It’s perfect for retirees, first-time buyers, or those who want a no-frills base in Tenerife South. While it doesn’t offer the glamour of resort areas or the charm of traditional villages, it delivers reliability, accessibility, and a solid community – all under the sun, and just minutes from the sea.
