Tucked along the southeastern coast of Tenerife, the small villages of La Jaca and La Listada offer a peaceful escape from the island’s busy tourist zones. Both belong to the municipality of Arico and are known for their authentic Canarian character, low-rise housing, and uninterrupted ocean views. These two coastal hamlets are ideal for buyers looking for a quiet lifestyle by the sea, away from mass tourism, yet still within easy reach of the island’s main transport routes.

The weather is one of the region’s biggest assets. These coastal areas benefit from a warm, dry microclimate with little rainfall and plenty of sunshine all year round. Summers are warm but bearable thanks to the steady breeze off the ocean, and winters remain mild, making the villages ideal for year-round living or as a seasonal escape.


The communities of La Jaca and La Listada are made up of a mix of local Canarian families and foreign residents who appreciate the authentic, non-touristic feel. Spanish is the main language in daily life, but many residents speak English, Italian, or German. The atmosphere is calm, friendly, and welcoming to those who come with the intention of becoming part of the local rhythm — whether that means early-morning swims, weekend fishing, or sunset walks along the sea.
