Mesa del Mar is a small, secluded coastal village located just below Tacoronte on Tenerife’s northern coastline. Hugging the edge of dramatic cliffs and overlooking the Atlantic, it offers a peaceful alternative to busy tourist areas. Known for its natural sea pools and uninterrupted views, Mesa del Mar is ideal for those seeking simplicity, nature, and a unique connection to the ocean. 


Property in Mesa del Mar is limited in quantity but accessible in price. Most of the housing consists of mid-century apartment blocks with generous terraces and direct sea views. One-bedroom apartments start around €90,000, with two-bedroom units usually priced between €110,000 and €160,000 depending on renovation and location within the complex. Due to the small scale of the village, properties are few, and demand tends to come from both locals and foreign buyers looking for holiday or retirement homes.


IBI is relatively low, typically ranging between €120 and €300 per year, and community fees generally fall between €40 and €90 per month. These fees usually cover maintenance of shared elements like lifts, stairwells, or the natural pool zone. There are no gated communities or new developments — the charm of Mesa del Mar lies in its unpretentious, lived-in character and unbeatable setting.


The real draw of Mesa del Mar is its geography. The buildings are built into the cliffs, giving nearly every home front-row views of the Atlantic. Below, you’ll find the famous natural swimming pool protected from the waves, and a black-sand beach (Playa de la Arena) that’s popular among locals during the summer. The surrounding area is green, steep, and scenic — a haven for walkers and nature lovers.


Life in Mesa del Mar is extremely quiet. There are no large supermarkets or schools in the village itself — only a small seasonal shop and a couple of local restaurants. Most residents drive to nearby Tacoronte (15 minutes uphill) for daily needs. Because of the steep access road, it’s not a location suited to everyone, but it rewards those who value privacy and ocean proximity. 


The climate is cooler and more humid than in the south, with green surroundings and frequent clouds during the winter months. Summers are sunny and breezy, with temperatures between 22–27°C, and winters average 16–20°C. It’s perfect for those who prefer a milder, more temperate environment and enjoy the sound of crashing waves.


The population is a mix of older Canarian residents, weekend homeowners from Santa Cruz or La Laguna, and a small number of foreign buyers — particularly from Germany and Italy — who’ve discovered the charm of this hidden coastal corner. The atmosphere is tranquil, respectful, and residential, with virtually no nightlife or tourism infrastructure.


In summary, Mesa del Mar is a unique place to live for those who prioritize peace, panoramic ocean views, and an authentic connection to nature. While it lacks the amenities of a city or resort, it more than makes up for it in serenity, affordability, and spectacular sunsets.
