Living in Tamaimo: Authentic Canarian Life in the Hills

Tamaimo is a quiet mountain village in the municipality of Santiago del Teide, nestled between the coastal cliffs of Los Gigantes and the lush hills of the Teno mountains. Just a short drive from the coast, Tamaimo offers a slower pace of life in a traditional Canarian setting, ideal for those who want peace, space, and a sense of community without being far from the sea. With stunning mountain views, clean air, and local charm, it’s a hidden gem for buyers who value authenticity and affordability.

Property prices in Tamaimo are among the most accessible in the area. One-bedroom apartments can be found starting at €95,000 to €120,000, while two-bedroom units range between €130,000 and €180,000. Townhouses and traditional Canarian houses with patios or terraces are usually priced between €180,000 and €250,000. Larger village homes or fincas with gardens or land may go for €250,000 to €400,000 depending on size, condition, and location.

IBI is low — often between €150 and €300 per year. Community fees are minimal or non-existent, as most properties are individual houses or small buildings with few shared services. This makes Tamaimo an excellent option for low-cost ownership and long-term residency.

The housing stock is mainly composed of traditional Canarian houses, small apartment buildings, and village homes with thick stone walls, terraces, and interior patios. There are few modern developments, which helps preserve the village’s rustic feel. Most properties enjoy open views over the surrounding hills, valleys, and in many cases, partial sea views.

Daily life in Tamaimo is quiet, practical, and deeply local. There are grocery shops, cafés, bars, a pharmacy, a school, and a health center. Larger supermarkets and coastal services are just 10 minutes away in Puerto Santiago or Los Gigantes. The TF-1 motorway is easily accessible, making it possible to reach Adeje in under 25 minutes and the South Airport in about 35.

The weather is mild and slightly cooler than on the coast due to the elevation. Summers are still warm, with highs of 26–29°C, while winters are fresh and pleasant, ranging from 18–22°C. The area benefits from plenty of sunshine year-round, though there may be more cloud cover or rainfall than in lower coastal zones, especially in winter — something that many residents enjoy.

The population in Tamaimo is mostly local, with a growing number of international residents who have settled here for the tranquility, nature, and good property value. It’s especially appealing to early retirees, hikers, and buyers who want to live away from tourist-heavy areas. Spanish is the dominant language, but English, German, and Italian are increasingly heard among residents and property owners.

In conclusion, Tamaimo is perfect for those looking for a peaceful and affordable lifestyle surrounded by nature and local culture. With its traditional charm, great views, low living costs, and proximity to both the coast and the mountains, it’s a smart option for buyers who want something real and long-lasting in the heart of southern Tenerife.
