Valle de San Lorenzo is a lively inland town located just a short drive above Los Cristianos, in the municipality of Arona. It strikes a balance between rural calm and everyday convenience, offering a local, authentic way of life with quick access to the tourist zones, beaches, and major roads. With its mix of traditional houses, modern flats, local shops, and family-run restaurants, Valle de San Lorenzo has become an increasingly popular option for residents who want to live comfortably and affordably in the south of Tenerife, without being surrounded by tourists. 


Property prices in Valle de San Lorenzo are generally lower than on the coast, making it especially attractive for first-time buyers, working families, and retirees looking for space and value. One-bedroom apartments typically start around €110,000 to €130,000, while two- and three-bedroom flats range between €140,000 and €190,000. Townhouses and independent homes are also available, often between €200,000 and €300,000 depending on size, condition, and location. With prices still accessible and many properties offering balconies or roof terraces, the town represents good value in a market that’s become increasingly competitive across the south.


Taxes and running costs are modest. Annual IBI (property tax) generally falls between €200 and €350 for apartments or small houses. Community fees vary, but most apartment buildings in Valle are low-rise and simple, without pools or luxury amenities – keeping monthly costs between €20 and €60. Many homes are independent, meaning owners only pay utilities and basic maintenance. This makes it a cost-effective option for those who want to live in Tenerife full-time without high overhead.


Housing in Valle de San Lorenzo is mostly made up of low-rise residential buildings, terraced houses, and some older Canarian-style homes. Newer buildings on the outskirts offer more modern finishes, elevators, and garages, while central streets are lined with traditional village homes and small businesses. The town is fully walkable, with easy access to supermarkets, bakeries, banks, hardware stores, and public services. The atmosphere is distinctly local, with neighbors greeting each other and a sense of daily rhythm anchored in small-town life. 


Although Valle is not on the coast, the sea is only a 10–15 minute drive away, and the town’s elevation offers cooler temperatures and scenic views of the surrounding hills. Residents enjoy the proximity to Los Cristianos, Las Galletas, and Costa Adeje, without the congestion or noise. Its location just off the main TF-28 road and near the TF-1 motorway means that getting to schools, hospitals, shopping centers, or the airport is quick and straightforward. It’s a practical place to live, especially for people who work in the tourism sector or run local businesses.


The climate in Valle de San Lorenzo is sunny and mild most of the year, with temperatures averaging 20–25°C. Its elevation gives it slightly fresher air than the coast, particularly in the evenings, but it still enjoys plenty of sunshine and very little rain. This makes it ideal for outdoor living – whether it’s enjoying lunch on your terrace, walking in the nearby hills, or simply leaving the windows open most of the year. It rarely gets too hot or too cold, and heating or air conditioning are rarely needed.


The population is a balanced mix of Canarian locals and long-term foreign residents. You’ll find Spanish, Italian, British, German, and Latin American communities living side by side, often integrated into the same streets and schools. It’s a family-friendly town with schools, health services, and sports facilities, and it has a reputation for being down-to-earth and welcoming. Spanish is the dominant language, but English and other European languages are often heard in shops and local cafés. Unlike coastal tourist zones, Valle retains a strong sense of place and community, which is part of its growing appeal.


In summary, Valle de San Lorenzo is a smart and grounded choice for people who want to live in Tenerife South with space, comfort, and easy access to everything. It may not have beaches at its doorstep or luxury resorts in sight, but it offers something far more practical: a solid home base where life is affordable, calm, and connected.
