San Andrés is a traditional coastal village tucked just beneath the Anaga mountains and steps away from Playa de Las Teresitas — one of Tenerife’s most loved beaches. Although it sits only 10 minutes from the capital, Santa Cruz, San Andrés has retained its identity as a peaceful fishing village with low-rise homes, a relaxed lifestyle, and a strong Canarian soul.



Housing in San Andrés is limited, and demand remains steady due to its privileged location. Most properties are compact village houses, apartments, or older Canarian homes with rooftop terraces. As of 2025, one-bedroom apartments generally range between €160,000 and €200,000, while two-bedroom homes are priced between €200,000 and €300,000, depending on condition, location, and whether they offer sea views. Houses with rooftop terraces, modern renovations, or front-line positions can exceed €300,000, reflecting their rarity and proximity to Las Teresitas.


Property taxes (IBI) are modest for the area, often between €200 and €400 per year, and most properties are free of large community fees. Where small buildings or communal areas exist, monthly fees tend to stay under €60, as there are typically no lifts, pools, or shared gardens to maintain. The simplicity of the area helps keep ongoing costs low.


The built environment in San Andrés is defined by terraced houses painted in earthy tones, narrow streets, and small plazas. There are no gated communities or large-scale developments — the housing stock is older, walkable, and authentic. Many homes offer rooftop spaces with views across the ocean or towards the dramatic cliffs of Anaga.


Living here means stepping into a lifestyle shaped by the rhythm of the sea and village life. Residents enjoy direct access to Playa de Las Teresitas, which is sheltered and swimmable all year round. The promenade and beach are ideal for daily walks or cycling. Local seafood restaurants and cafés line the main streets, and while daily essentials are available, most residents travel to Santa Cruz for larger supermarkets, schools, and services.


The weather in San Andrés is among the best in northern Tenerife. Thanks to its exposure and protection from the mountains, the area enjoys more sunshine than neighbouring regions. Summers average 26–29°C with gentle ocean breezes, and winters remain mild at 18–22°C. The area avoids the cloudier, wetter microclimate often found further into the north or Anaga highlands.


The population is predominantly Canarian, but in recent years, there’s been a noticeable uptick in interest from international buyers and early retirees who value its unique position — peaceful yet not isolated. Despite its popularity during weekends and holidays, San Andrés retains a calm, resident-focused atmosphere the rest of the week.


In summary, San Andrés offers a rare combination in Tenerife: authentic village life with golden beach access, just minutes from the capital. It’s ideal for buyers who seek tradition, walkability, and coastal charm — all without the intensity or pricing of the southern resorts.
