Living in Tejina de Isora: Serenity and Tradition Above the Coast

Tejina de Isora is a small, peaceful village located in the municipality of Guía de Isora, perched in the hills above Playa San Juan and the southwestern coastline of Tenerife. Surrounded by banana plantations, ravines, and breathtaking ocean views, it’s the kind of place where life slows down. Known for its traditional charm, friendly community, and access to hiking trails, Tejina is ideal for residents looking to disconnect from the busy coastal scene without losing access to services and the sea.


Property prices in Tejina de Isora remain among the most affordable in the area. One-bedroom apartments start from around €85,000 to €110,000, while two-bedroom homes usually range between €120,000 and €170,000. Townhouses and traditional Canarian houses with gardens or terraces typically sell between €180,000 and €250,000. Larger fincas or rural homes with land may reach €300,000–€400,000, especially if renovated or offering sea views.


IBI is low — often under €250 per year — and many homes have no community fees at all. When fees are present, they’re minimal, usually under €50 per month. Most properties are not part of large residential complexes, which allows for greater independence and lower costs of ownership.


Housing in Tejina is mostly composed of older village homes, modernised rural houses, and small apartment buildings. Many homes come with terraces, patios, or even small gardens, and almost all benefit from fantastic views over the ocean and toward the neighbouring island of La Gomera. The architecture remains largely traditional, with a few contemporary builds scattered around the village.


Living in Tejina means enjoying clean air, quiet evenings, and strong ties to nature. The village has a few small shops, local bars, and a primary school. For supermarkets, clinics, and a wider range of services, residents usually drive 10–15 minutes down to Guía de Isora, Chío, or Playa San Juan. The TF-1 motorway is also reachable in under 15 minutes, providing access to the rest of the island.


The weather is mild and pleasant year-round. Due to its elevation, Tejina is slightly cooler than the coast, with summer highs around 25–28°C and winter temperatures between 16–22°C. The climate is still sunny most of the year, though cloud cover is more common in the winter months, which many residents appreciate for the freshness it brings.


The local population is a mix of long-standing Canarian families and foreign residents — especially from Germany, Belgium, Italy, and the UK — who have chosen Tejina for its peace, affordability, and authenticity. The community is welcoming, and the area tends to attract buyers looking for a more traditional and nature-oriented way of life.


In conclusion, Tejina de Isora is ideal for those who value tranquility, space, and scenic beauty above all. With affordable properties, low yearly costs, and close proximity to both the sea and the mountains, it’s a strong contender for buyers seeking a real village atmosphere in Tenerife’s warm and welcoming southwest.
